Job Responsibilities:
Property and Technical Management:
Responsibility for the management and technical condition of assigned properties
Planning and ensuring regular and irregular maintenance, including property inspections
Organizing and overseeing technical inspections, managing related documentation
Handling emergency situations and crisis incidents
Supervising compliance with legal, safety, and environmental standards
Implementing new trends and technical solutions
Financial Management of Properties:
Preparing annual budgets for operating and capital expenditures, monitoring budget adherence
Controlling costs and revenues, including rent optimization, fees, and other income
Recording energy consumption and preparing documentation for the accounting department
Preparing operating cost settlements
Monitoring rent collection in collaboration with the finance department
Rent indexation, claim management, handling insurance events and complaints
Tenant Relations and Lease Management:
Building and maintaining long-term relationships with tenants, handling requests and ensuring satisfaction
Administering lease agreements and ensuring their validity
Preparing strategies to minimize vacancy rates and retain stable tenants
Responsibility for settlements and tenant communication
Development and Strategic Oversight:
Monitoring the market and identifying opportunities to increase building value (e.g., through renovation or redesign)
Ensuring compliance with internal processes and standards
Managing collaboration with external service providers (maintenance, cleaning, security, etc.)

Minimum 2 years of experience in a similar role in facility/property maintenance
